The area of Mesa Verde is unique with its natural boarders so there is very little outside traffic cutting through and most of the streets in the entire area are U shaped or cul-de-sacs, so internal traffic is also very light. People are often seen relaxing on their front porches as joggers and walkers pass by. There are very few rentals in the area of over 3000+ homes and the homes are manicured and well cared for.

Mesa Verde was built out over many years in multiple phases and the diversity of architecture is highly noted and sought after. Most lot sizes are 7,000+ sq ft, with a good portion of them being over 10,000 sq ft. There are two golf courses, the Mesa Verde Country Club and the Costa Mesa Golf Course, and several parks in the area that are lightly used along with Balearic Park Community Center and well-located public library.

There are popular private schools in the area that service the local community as well as Adams Elementary and California Elementary School.

This hidden gem is fun to explore. Close to the beach and bike trails, and boarders the famous Fairview Park.
