Even in a buyer's market, there are things you should and shoudn't do at an open house. An open house is your chance to tour a home somewhat unrestricted. While there are certainly things that you should look for, there is also a line of etiquette to follow. Additionally, there are things to do that will increase your odds of walking away with the home of your dreams.

Timing is Everything

An open house is well marketed if done right. This means that everyone and their brother in the market for a new home will be competing with you. Plan to arrive as early as possible. This will not only help you avoid crowds, but to have time to think about and plan for your offer if you choose to make one. If you can't make it well before the end time, call ahead and schedule a time with the agent to view the home as soon as you can.

Ask Questions

This is your chance to learn as much about the property as you can. The agent is ready to answer any questions that you may have, so come prepared. On the same token, do your research and don't ask questions that you could have easily found out about from the listing. The agent is likely to be very busy hosting the open house, so make your best effort to respect their time.

Dress the Part

You will likely be doing a lot of walking, especially if you plan to look at multiple homes. Plan to wear comfortable clothing and be prepared to climb stairs. Additionally, you will want to dress the part of someone who is serious about buying a home. At the end of the day, an agent will not turn down an offer because of how you dressed, but you are likely to be taken more seriously if you come looking like someone ready to buy a house!

Mind Your Manners

I know it is tempting to share your opinion as you walk through a home, but it is best to save your criticisms for afterwards if you have any. Additionally, don't go snooping through the seller's belongings. Generally speaking, doors and other areas that are meant to be viewed, will be left open for your viewing. If you are unsure, just ask before making any moves.
