Costa Mesa Short Sales:

 

There are currently 102 homes identified in the SoCal Multiple Listing Service (MLS) as being short sales (which means they are classified as: ‘short sale offer submitted,’ ’short sale/subject to lender approval,’ ‘in the foreclosure process,’ or ‘notice of default.’) These homes are currently either active listings, accepting backup offers or pending sales. This represents about 40% of the current real estate inventory as there are currently 266 Costa Mesa homes on the market.

 

Interestingly, there have been only 4 short sales listed for sale in Costa Mesa since June 1, 2012. When you compare this to all of the homes that have been listed since June 1, this represents only about 16% of the new listings.

 

Costa Mesa Foreclosures:

 

There are currently 11 homes identified in the MLS as being foreclosures (which means they are classified as: ‘REO/Lender-owned,’ or ‘REO Offer(s) submitted.’) These homes are currently either active listings, accepting backup offers or pending sales. The number of foreclosures in Costa Mesa is greatly outnumbered by the short sale inventory right now.
