*STAGING (noun) - The method of presenting a play or other dramatic performance.

A home should present itself, become dramatic…a place to play.

You too can create a dramatic performance with very little effort and expense.

1. Clean and De-Clutter

To create the most impact for the least amount of money when staging: clean and de-clutter.

We are not talking about spending thousands of dollars and bringing in designer pieces, simply clean out what isn’t necessary and open up pathways to walk-through your home by placing extra, bulky furniture in the garage.

Personal Items can easily be removed at zero expense.

-Floors: Spot cleaning carpet and a good wax shine on hardwood floors can work miracles.

-Shower Doors: Remove old shower doors and consider putting up a colorful, tasteful shower curtain.

-Baseboards/Walls: The Magic Eraser is a great tool for baseboards. You can also dab matching paint on scratches with a Q-Tip or makeup sponge.

-Windows: Remove old curtains. It is truly OK to not have window coverings up. Follow the way of new construction… less is more, and the more light the better.

-Closets: Either donate or store whatever you are not using, leaving necessary items on matching hangers. You want your closet to look roomy. Spray with an organic air freshener or keep misters running for that fresh smell.

2. De-Personalize & Neutralize

-Color has the potential to increase interest in your home; however, choosing neutral shades is the best way to appeal to the largest number of buyers.

-Remove personal photos and keep it simple with neutral art.

-Consider painting bold and dated accent walls to a neutral color as well. Doing so has the potential to appeal to a wider range of buyers.

The Torelli Box Test:

When we view a home, we give it a number - the number of boxes it will take to remove the owner’s personal belongings to make the home more appealing. Packing between 10-20 boxes of knickknacks and moving them into the garage adds to the home’s open feeling.

Most homes require 20-30 boxes. Good news: Torelli Realty will supply the boxes and even help pack.

Over the years, we have removed 22,000 pounds of trash from some homes and nothing from others. Each person and their home is unique and we honor the difference.
