Central Costa Mesa
Central Costa Mesa is made up of two different areas, Mesa Del Mar, and College Park. The Mesa Del Mar neighborhood was established between 1961 and 1964 is made up of approximately 850 homes. The boundaries of this quiet neighborhood are south of Baker and north of Tewinkle Park, between Fairview and the 55 freeway.
Many Mesa Del Mar homes are great for “starter” homes, first-time buyers, families, and people looking for one-story homes with very open floor plans. The smaller one-stories range from 1,300 sq ft to 1,800 sq ft and are made up of 3 to 4 bedrooms with kitchen and family room areas. The houses were built with fireplaces in the living areas on slab construction.
In the past 15 years Mesa Del Mar has enjoyed a surge in new construction, extensive remodels and neighborhood beautification. Square footage in some homes can exceed 3,000 sq ft.
The theme of Mesa Del Mar is “Most Valued Home Location.”
Starbucks, French’s Bakery, the OC Fair, and the Anti-Mall are just a few of the businesses within walking distance of Mesa Del Mar. Plus South Coast Plaza is less than a half mile away!
Students in Mesa Del Mar are served by the Newport Mesa Unified School District. In 2009 Sonora Elementary School was named a California Title I Achieving School and a 2009 National Title I Distinguished School. The first magnet school in the school district is also located here, Davis Magnet School, and this school places an emphasis on science, math, and technology. Costa Mesa High School is the area local high school and proudly carries a distinguished record in sports and academics. Go Mustangs!

The Costa Mesa neighborhood of College Park draws it’s name from the fact that many of it’s streets are named after prestigious universities, such as Cornell, Rutgers, Villanova, Wake Forest, Notre Dame, Fordham, and others.
A second good reason for the name is the fact that College Park is actually home to two fine institutions of higher learning in Costa Mesa. College Park is adjacent to the campuses of both Orange Coast College, and Vanguard University.
Residents of College Park may be walking distance to the Orange County Fairgrounds. They are also conveniently close to South Coast Plaza for Shopping and the Segerstrom Center for the Arts.
Some of the other special amenities of College Park include:
- Parks: Wilson Park & Civic Center Park
- Sushi: Niko Niko & Sushi Sho Japanese Restaurant
- Pizza: Nick’s Pizza Ristorante Italiano
- Mexican Food: Chipotle Mexican Grill
- Ice Cream & Frozen Yogurt: America’s Cup
- Local Attractions: Orange County Fairgrounds,
- OC Marketplace, Pacific Amphitheatre
- Local Activities: Biking, running, skateboarding, baseball, softball, soccer, basketball
